A typical lead magnet has one job: get someone’s email.
If the subscriber never buys, books a call, or engages again… that lead magnet basically did nothing.
Terry Rice had a better idea.
He built a lead capture tool that makes money even if the subscriber never converts. And it all started with a simple question people kept asking him:
“How do you run two businesses, speak professionally, and raise four kids without burning out?”
So instead of answering it over and over, he built a tool that shows exactly how he works only ~10 hours per week.

How Terry Did It
He used real audience data to find demand. Instead of guessing what people wanted, Terry used sentiment analysis tools like Grok to analyze conversations he was having.
This sounds complicated, but he really just took conversations, emails, and meeting notes and fed them into Grok.
One topic kept surfacing: people were fascinated by how he managed his time and workload.
This was a clear signal for him to build from.
He built a simple interactive tool. Using no-code platform Lovable, Terry created an app that shows his weekly workflow, his time management system, and every tool he uses to stay productive. It’s essentially a transparent “behind-the-scenes operating system.”

Every tool is monetized. Each resource inside the app links to an affiliate partner, including platforms like Kit. So even if someone never joins his newsletter, never books a call, and never buys a product, he still earns affiliate income. The lead magnet pays for itself.
He automated distribution everywhere. Terry turned it into a frictionless funnel:
- On Instagram, automation tool Stan sends the link automatically when someone comments or DMs “Stack”
- On LinkedIn, his away messages point people to the tool
- In content, he casually references it when talking about productivity
The promotion happens naturally because the tool is relevant to everything he already talks about.
Why It Works
This tool naturally aligns with his content. Terry talks about productivity, leverage, and performance. The tool is a natural extension of that conversation. He’s just posting about his day and saying: “Want to see how I do it? Here you go.”
It also monetizes attention pretty quick. This can generate revenue on the first click over to a tool he uses to build this. And the people who are curious about systems and leverage? Those are exactly the kind of people who become coaching clients.
The whole thing feels like he’s just being transparent about how he works. And that’s what makes people trust it enough to click.

- 53 new subscribers in 7 days (compared to 5-6 per week prior)

Step 1: Find your “how do you do that?” question. What do people constantly ask you about your workflow, results, or systems?
Step 2: Turn the answer into a tool. This could be a checklist, calculator, resource stack, template library, or interactive guide. Use Lovable if you want something app-like without code, or keep it simple with a

Step 4: Reference it naturally in content. Don’t force the CTA, just tie it to stories you’re already telling.
